)-- Since 1994 Mill Creek, Shodeen Homes’ master-planned golf course community in Geneva, has been open and only 17 homesites remain in Oakmont, one of its most popular neighborhoods consisting of 154 homes.
Buyers can choose from five designs that can be built on any of the remaining 17 lots. Each Oakmont floor plan provides four bedrooms, two-and-a-half or three-and-half baths, and 2,360 to 3,312 square feet with base prices ranging from $369,836 to $441,878. Shodeen also recently released 10 new homesites in its more upscale Hillcrest, Inverness and Jordan neighborhoods, on which semi- to fully custom residences can be built by Sjodin Custom Homes from the low $500,000s. Jordan, Hillcrest and Inverness boast homesites that are 20 to 30 percent wider than offered at other neighborhoods as is upgraded fiberboard exteriors.
The Custom Collection of homes offers an opportunity to live in a very upscale portion of Mill Creek and an additional tier of high-end standard amenities: three-car garages, brick exterior, granite countertops, custom cabinetry, stainless steel Energy Star appliances, high-efficiency furnace and water heater, six-panel solid core doors, upgraded trim package, solid oak staircases, architectural roof shingles, ceramic tile baths and choice of ceramic or hardwood flooring in the foyer and kitchen.
These newly released homesites in select neighborhoods represent a ninth inning of sorts for Mill Creek, which has already sold out 92 percent of its 2,456 total homesites since 1994. But, while the number of opportunities to buy may be dwindling, sales are increasing at an amazing pace, said Nathan Amidon, Sales Director with Shodeen Homes.
“In 2012, we more than doubled our 2011 sales, and we’re on pace so far in 2013 to outdo last year’s phenomenal numbers,” Amidon said. “We can thank a few key factors for our impressive sales momentum, including a stronger Chicagoland real estate market and continued low interest rates.
