A Home in Serenata at The Hills of Summerlin Was Sold by The Ballen Group at Keller Williams Realty Las Vegas, Summerlin Homes for Sale and Real Estate Specialists
Las Vegas, NV, October 15, 2013 --(PR.com
)-- On September 30, 2013, The Ballen Group at Keller Williams Realty Las Vegas,
Las Vegas Real Estate Agents who specialize in Summerlin Homes For sale and the Summerlin Community closed on a home sale involving a local Summerlin homeowner.
The property, located in Serenata at The Hills
on Lake Mead and Hill Center in Summerlin Las Vegas, 89134 was originally placed on the Las Vegas Real Estate Market for $270,000. But before this Summerlin property could even hit the Las Vegas Multiple Listing Service (MLS) (go public), The Ballen Group notified it's long list of Summerlin home buyers by phone and a ready and willing buyer offered $265,000 held by the Las Vegas Real Estate Team. Sales prices in Serenata at The Hills at Summerlin range from $81,500 - $490,000 with 2 - 4 bedrooms available from 1040 - 2586 Sq. Ft
The sellers being eager to not have to hassle with lock boxes, and multiple open houses, and a variety of offers, happily accepted this price as it was a conventional loan where the buyer did not ask for any seller contributions (closings costs).
"My house sold before it was officially on the market. There was not talking through, there no open houses, there was no Mickey Mousing around with a lock box, and all that kind of stuff. In the end - it was so smooth,” said Sylvia the Summerlin seller.
The son helped find The Ballen Group
online. When asked how he found this award winning real estate team, Matt said, "I had the good fortune of utilizing a hunch based on looking for a realtor on line. Through that I met Tom Wirt (of The Ballen Group at Keller Williams Realty Las Vegas Summerlin) who became my realtor. He brought us a potential buyer prior to the listing and that was the only person to look at the house. It sold (money in the bank) approx. 60 days later. Tom had a very compassionate yet business like demeanor and we needed both personalities to get us to the other side."
"The Ballen Group exceeded my expectations. Real estate has many twists and turns and you really can't anticipate the next challenge. You do have to work though them and our realtor Tom Wirt did just that. He brought me a buyer before we actually listed. Also, this was an emotional sale for my mom, he dealt with that too. We were money in the bank in under 60 days and you just can't ask for more than that,” finished Tom.
The Ballen Group is owned by Richard and Lori Ballen who have lived, worked, played, and raised 4 daughters in Summerlin Las Vegas living in the villages The Hills, The Trails, The Pueblo, and soon to be The Vistas.
"Richard and I chose to make Summerlin Las Vegas our home in the early 1990's because we loved the idea of a small community feel with a big city. We were drawn to the schools, the Summerlin Community Events and the fact that we could dine, shop, play, and work all within one community rather than driving all over Las Vegas," Lori said.
"We believe in the home values in Summerlin and we believe in the community. At The Ballen Group we take a lot of pride in providing the wow factor in all we do. We think Summerlin provides that wow,” said Richard.
The Ballen Group was recently awarded as top producers in their company at Keller Williams Realty Las Vegas closing over 100 transactions in Las Vegas including Short Sales with their 8 member real estate team. They are listed in the top 100 Realtors in the Valley placing them in the top 1% of all real estate agents in Las Vegas.
"We believe in teamwork. Our team is built on specialists. Everyone is licensed in Nevada and practices real estate full time. Our buyers and sellers mean everything to us and that's why we work together as a team to provide beyond excellent service, communication, and a seamless process. We understand that although we work to buy or sell houses everyday, they don't. So we need to be there to communicate, guide, and give ease through what can be a stressful, yet exciting time,” says Lori.
