)-- Last week on May 30th, Sarah Lynn Jaskowski, real estate salesperson with Keller Williams Realty Buffalo Northtowns, closed on the sale of a Village of Blasdell home for a relocated seller.
Edward P., homeowner in Blasdell NY now living in Florida, originally placed his home on the market mid-summer 2013 with another real estate agency. After his agreement with that agency expired, his family urged him to contact Sarah Lynn Jaskowski.
3449 Emerling Dr Blasdell NY 14219 was placed on the market 12/27/13 for $139,900 with Sarah Lynn Jaskowski. This three bedroom, one bath ranch style home featured a pellet stove, deck off the dining area, full basement, pool and a Great Room with cathedral ceilings.
The end of March brought multiple offers, one contingent on the sale of buyers current home the other non-contingent with regards to real estate. The seller accepted the non-contingent offer despite a lower offer price in order to get the sale process moving.
After 84 days on the market, a non-contingent offer of $133,000 was accepted. The buyer purchased the house with a thirty year conventional loan and received a first time home buyer grant through M&T Bank. No contributions to the buyers closing costs were made by the seller.
The home inspection brought about a few concerns: lack of railing at back door, leaky pipe, over loaded electrical panel and washing machine/stationary tub water being pumped under the house and foundation. The seller and family agreed to the first three repairs without cost to the buyer. The latter, water being pumped under the house, was not an issue according to the seller.
Homes built in the Hamburg/Blasdell area in the 60s/70s have what is called a “hung” sewer. the basements were built below the sewer line, therefore any water needs to be pumped up into a lateral sewer line then is discharged to the main sewer.
Sarah explained this to the buyers agent and negotiated with the buyers for the removal of this inspection request if proof from the town could be provided. All parties agreed.
