Real Estate Market Dictates New Investing Strategies

Flipping Homes May be Replaced with Long Term Fundamental Investing.

Mooresville, NC, October 11, 2008 --(PR.com)-- Two years ago real estate investing meant buying a home for list price, hold it for two months and sell it for an outrageous profit. The market has changed significantly, mainly because of the mortgage industry, over the last twenty four months. Most “buy and flip” investors have exited the market in droves. Left in the wake are real estate investors seeking more security and fundamentals.

Michael Knight of Carolina Investment Properties was recently interviewed on Get Real, The Real Estate Investing Show for the Rest of Us. The show focused on understanding how new investors can enter this market. Mr. Knight stated that the current real estate market may be the best time to buy real estate in the last 15 years.

Michael’s focus has turned to mid-term buy and hold properties. He recommend purchasing real estate that can be held for 3-5 years and have positive cash flow over that period of time. This allows time for the market to improve and property appreciation over that time. Just as importantly with the decrease in home sales there has been an equal increase in people looking to rent a home. This real estate investing strategy plays well into both the rental and mortgage markets.
