How to Save Money at Lacerda Realty

"Brokers can rebate or pay a portion of their brokerage fees to buyers and sellers who purchase or list real estate through the broker " says the Real Estate Commission Bulletin.

Greensboro, NC, May 26, 2009 --(PR.com)-- Two local Real Estate Agents decided to share commissions with home buyers. Evaristo Lacerda and Ben Witt of Lacerda Realty, Burlington NC, are promoting "Real Estate with a flair", details in the company web site www.RebateNC.com, where rebate are offered to represented buyers.

The trend has started even before the recession when some real estate firms begun to offer Discount Brokerage with home buyers incentives. The discounted prices are given according to the needs of buyers or sellers.

Brokers can rebate or pay a portion of their brokerage fees to buyers and sellers who purchase or list real estate through the broker " says the Real Estate Commission Bulletin. In NC the Buyer that holds a real estate license cannot receive a rebate.

If there is a lender involved in the transaction, the lender must approve the rebate, otherwise it cannot be given. All transactions must be disclosed in the HUD settlement. For Cash sales the rebate is automatic. How it works?

Mr. Lacerda explains: "Say someone is in the market to buy a new or used house over 100k , the customer has seen some houses and is thinking to make an offer in a particular one, a representation contract is signed that particular home. The offer is prepared looking for the best customer's interest, it can be the closing costs assistance or needed repairs, etc. And at closing, the lender allowing, the customer receives up to 1% of the property price from the agent commissions".

Until December 2009 there is a tax credit up to $8,000 for first home buyer. Sellers may pay buyer's closing costs, and in the top of the cake the real estate agent shares the commissions. This is the best time to buy a home.
