Phase One of the Glenwood City Centre Nearing Completion

The first phase of the planned renovation of the 100,000 square foot Glenwood City Centre in Garden City, Idaho is nearing completion. The center is located at a high-traffic intersection across from the Ada County Fairgrounds and is a familiar location to most Boise residents. Leasing is underway.

Garden City, ID, August 19, 2006 --(PR.com)-- The construction scaffolding at the Glenwood City Centre has been removed and bright, multi-colored stucco has been applied to the facades of the inline shop space, marking a significant milestone in the renovation of the shopping mall.

The 100,000 square foot center on the northwest corner of Glenwood and Chinden in Garden City will be getting a complete facelift by The RB Companies, Calabasas, Calif., which purchased the property in 2005. Included in the purchase was the 54,000 square foot ex-Max Foods building and adjacent multi-tenant retail center of 46,000 square feet.

"Our site has exceptional visibility and recognition," said Ron Bien, president of The RB Companies. "It's located at a major intersection that draws well over 70,000 vehicles per day and is familiar to a remarkably high percentage of Boise residents. The center also draws from over 200,000 visitors a year to the Ada County Fairgrounds across the street. This location provides a perfect opportunity for our Tenants to succeed," Bien noted.

Current plans call for converting the long-vacant supermarket building into a multi-tenant retail center after remodeling the shop spaces. The extensive remodel will include installing new HVAC systems, demising walls, and other additions, as well as repaving the parking lot. As with many major mall renovations, changes to the former supermarket space will be driven on the basis of the tenant's needs, said Ron Bien, president of The RB Companies.

The retail shops have been given larger storefront windows, which create a more open look and feel for the shoppers who walk past the stores as well as for those inside the shops. Muted hues of green, rust and yellow are being used on alternating exterior facades along with a band of corrugated metal, allowing the center to visually stand out from the predominately neutral-colored buildings in the area.

The newest tenant in the center is Starbucks, which recently signed a lease to open a 1,600 square foot, free-standing store with a drive-thru near the southeast corner of the center. The coffee shop is expected to open the beginning of 2007.

“We are very pleased that Starbucks has signed on as a new tenant,” said Bien. “Their commitment is a clear indication that the Glenwood City Centre promises to bring exceptional shopping, dining and entertainment opportunities to the area.”

Other upgrades that are planned for the center include:
• Completely re-facing the former Max Foods building, giving it a new exterior to complement the re-design of the adjacent strip center.
• Converting the 54,000 square foot space to a multi-space retail center
• Cutting building corners at a 45-degree angle to soften the building's appearance and accommodate new entrances
• Installing new HVAC systems
• Resurfacing the parking lot
• Installing new landscaping
• Installing new Tenant Signage
• Installing new Shopping Center Signage

The Phase One Renovation is expected to be completed by the end of September. Currently approximately 75 percent of the space in the mall is fully leased. Leasing is being handled by Simons Real Estate Group, which can be reached at (877) 746-6670 or email info@simonsrealestategroup.com
