With the increase in foreclosures more investors are purchasing properties that are in need of repair. These homes have a much lower, “as-is” value because of their condition. All investors want to profit from these transactions but the question is how much will the home be worth after it has been repaired, based on the repairs the investor plans to make.
Allison McArthur, Get Real show co-host and licensed real estate broker shares in the video just how to do this calculation, mostly through free online services. “Knowing what a home is worth is probably the biggest fear most investors face.” according to Ms. McArthur. With the changing real estate market neighborhood home prices may be changing very quickly.
In the video Allison explains the key issues to consider when calculating the after repair value of a rehab home. These center around finding homes that have sold recently that are comparable to the home the real estate investor wants to purchase. “The main comparisons for these homes are the number of bedrooms and baths, the square footage and just as importantly the quality of the comparable homes.” Allison said.
