Kelly E. Capolino will host a free seminar on two different government tax credits for both repeat and first time home buyers this January.

Naples, FL, January 22, 2010 --(PR.com)-- Kelly Capolino, a recognized top producing real estate professional in Naples, will host a free seminar to explain to both, repeat and first-time homebuyers, two government incentive tax credits. The seminar will be held at 10 A.M. on Saturday, January 30, 2010, at the Coldwell Banker office, located at 550 5th Avenue South, Naples.

The seminar will address two tax incentives geared for home buyers. The $6,500 tax credit applies to existing home-buyers who purchase a principal residence between now and April 30, 2010. The $8,000 tax credit began on January 1, 2009 and was set to end on December 1, 2009, however this tax credit has been extended by the federal government to be applied to sales occurring until April 30, 2010. This tax credit is for home buyers who have not owned a principal residence for three years prior to the date of sale.

The seminar will help clarify options for home buyers in this market. Move-up or repeat home buyers, or buyers who have owned and lived in the same residence for 5 consecutive years prior to the purchase date, are eligible to claim the $6,500 tax credit. The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $6,500; homes priced above $800,000 are ineligible. There is an income limit for eligibility: for single taxpayers it is $125,000, for married taxpayers filing a joint return, the limit is $225,000. The tax credit is claimed on your federal income tax return.

Any purchaser who has not owned a principal residence during the three-year period prior to the purchase is considered a first time home buyer and eligible for the $8,000 tax credit program. The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000 and is a dollar-for-dollar reduction in what the taxpayer owes. There is an income limit for eligibility in the tax credit program. For purchases on or before November 6, 2009, the limit for single taxpayers is $75,000; the limit is $150,000 for married taxpayers filing a joint return. The income limit after November 6, 2009 is $125,000 for single taxpayers and $225,000 for married couples filing joint returns. The tax credit amount is reduced for buyers with a modified adjusted gross income (MAGI) of more than $75,000 for single taxpayers and $150,000 for married taxpayers filing a joint return. The tax credit is claimed on your federal income tax return.
