Agoura Realtor Turns Frightening First Time Purchase into Pleasant Experience

Los Angeles, CA, December 24, 2006 --(PR.com)-- With so many home buyers assuming the main task of their Realtor is simply to find them the right home. Carla Yanly thought that once her family found the home they liked, and made an offer that was accepted by the seller, that her troubles were over. Nothing could be further from the truth. It would only be 3 days before the typical troubles associated with a home purchase would emerge.

The first problem to develop was the result of the termite inspection, which revealed the need for over $6000 in repairs. At first discovery of this Carla began to panic, assuming that she was buying a home on the verge of collapse. She also thought it unreasonable to be burdened with such huge expense from the get go. 

To her relief, her agent, Jason Ross of Coldwell Banker informed her that he had negotiated ahead of time for the seller to bare responsibility for the payment of those repairs, an indication that she was in good hands. But the trouble didn't stop there.

A report later revealed that the house was in a high fire area and might prove difficult to insure. Yanly turned to Ross again and said, "What do we do if we can't insure the house?" It turns out that Ross had already dealt with this issue several time prior and put Yanly in touch with a couple insurance agents that deal with homes in hillside zones like this one.

But wouldn't you know it.... Along came another problem when Yanly's bank challenged the value of the agreed purchase price, and this would be a difficult task to overcome. The standards used by their appraiser differed slightly from other appraisers, and led to a conflict between Yanly and the seller. If the seller refused to come down on the agreed price, and Yanly refused to give the unapproved dollar amount to the seller in cash, would Yanly be stuck losing her deposit ($10,000)? 

She fretted but later was happy to discover that Ross had seen to it that Yanly would not be trapped into "overpaying" (being forced to pay more than an appraiser determines a home to be worth). There was a clause in the purchase contract Ross wrote for her that permitted Yanly to cancel the transaction and receive the full deposit back in the event such a dispute arose that couldn't be solved.

Yanly was well protected, but fortunately she and the seller reached a happy midway point to get over the appraisal issue. The house is pending what currently appears to be a normal transfer of ownership, but not after dealing with a host of events that are stressful and unfamiliar to most first time buyers. 

As Yanly found, having an agent that is truly concerned with the buyers and their experience is priceless. "We looked at homes with another agent before contacting Jason, and we never thought the other agent really cared about us. Now we know what real problems we would have had if she was representing us with all these problems once we bought the house," Yanly remarked.

First time buyers often believe that the most important job an agent can do for them is find them the right home, but more often than not, the "finding the home" portion of the job is actually the easiest for the agent and the client.

The unknowns of the escrow process are where over 65% of first time buyers find themselves "stuck" because at that point, there is no re-selection of another agent possible. If your questions go unanswered, and your agent doesn't respond to your worries, you are stuck.

When shopping for a home, it's wise to talk to the agents' references.

"I have lots of clients who happily give testimonials to the quality of service they receive from me. I encourage all new clients to talk to as many of my past clients as they wish. I want my new clients to feel good about the experience they are going to have with me at their side," Ross said recently.
