Source Capital Funding Achieves Significant YOY Growth in Real Estate Loan Amounts Funded and Number of Loans Closed

San Diego-Based Private Real Estate Lender Expects Similar Results Into 2011 as It Capitalizes on the Lack of Lending by Banks and Leverages its Reputation

San Diego, CA, November 01, 2010 --(PR.com)-- Despite the lack of traditional lending nationwide, Source Capital Funding, Inc., a San Diego-based private real estate lender, has already outperformed 2009 and anticipates doubling the loan amounts funded, as well as tripling the number of loans closed by the end of the year.

In 2009, Source Capital funded approximately $4.75MM in loans. YTD 2010, the lender has funded $8.125MM, with projections aimed at the $11MM mark by the end of the year. In addition, the number of loans closed by Source Capital is expected to jump from 16 in 2009 to 48 by year-end.

“Our growth can be attributed to the fact that we are more recognized as a viable private lender through our track record and the way we conduct business,” said Sacha Ferrandi, partner, Source Capital Funding. “I would also attribute it to the fact that conventional lending sources [banks] are limited due to what has transpired over the last 18-24 months in the global financial markets. Furthermore, our average return of 10.49% per annum is greater than what the stock market and your traditional CD or money market account offers. The fact that our investors receive monthly payments is more attractive than other investment opportunities in the market.”

The strict lending policies implemented by banks nationwide continue to drive more borrowers to Source Capital for their real estate funding needs. Source Capital is poised for similar growth in 2011 as the firm is recognized for its ability to close loans and growth of its current investor base through referrals.

As for advice for prospective investors, Ferrandi offers, “Now more than ever is the time to invest in first trust deeds. We have a strong opinion that the values we are seeing are more realistic than they have been in the last five years. When underwriting a loan, determining the proper value and amount to lend is imperative. We mitigate risk through being conservative on both these points.”

Although the lack of institutional lending is expected to be an issue nationwide for an undetermined amount of time, Source Capital remains focused on Southern California and Arizona, where it has established a recognized name in the industry.
