)-- Brookfield Homes has paid off one of the Mello-Roos bonds at Mahogany at Old Creek Ranch in San Marcos, creating a lower overall tax rate. According to the builder, the new Mello-Roos fee and ad valorem tax bring the overall tax rate to 1.17 percent; a significantly lower rate than other San Marcos and Carlsbad communities.
