Naperville, IL, June 11, 2012 --( Commercial Lending X is excited to announce a new correspondent lending relationship providing the company with another direct national outlet for commercial real estate financing. This lender is a private lender with funds raised to provide conforming commercial real estate financing throughout the United States. Rates and terms are competitive under this program, as this fund is poised to steal business away from the traditional banks. It also offers Borrowers the opportunity to get transactions placed on investment real estate that the traditional banks are not interested in doing.

Commercial Lending X has picked up another aggressive lender looking to finance all types of commercial real estate loans including retail, office, industrial, apartment, owner-occupied, and even some special-use properties (including restaurants, hotels/motels, car washes, etc). Under this program loan to values are as high as 75% for all asset types including investment real estate. Interest rates vary quite a bit depending on the loan type but can start as low as the mid 4% range and go up to the mid 6% range depending on the terms, amortization, and risk. Fixed rate terms are typically 5, 7, or 10 years. Amortizations can go as long as 25 years for typical commercial real estate and up to 30 years for multi-family properties.
