)-- When Wilkes Group, a 70-year-old direct marketing company recently scaled down its business in early June according to owner Frank Little, the landlords found themselves without a tenant. They went straight to Hilliker Corporation’s agent Hal Ball, who didn’t waste any time in listing the expansive and highly desirable properties: two buildings totaling nearly 65,000-square-feet sitting on two-and-a-half acres.

Before closing its doors, Wilkes Group had 45 employees and was at the Chouteau and Theresa locations for nearly 30 years. Although the company provided quality products and services over the years, company sources said the internet had reduced Wilkes Group’s sales to the point where it could no longer survive.
“The buildings and property are in a very high traffic area located across from the extended St. Louis University campus at Grand and Chouteau,” said Ball. “The building at 3401 Chouteau is approximately 40,000-square-feet and is priced at $1,395,000. The other building at 900 Theresa is two levels with 18,000-square-feet plus a usable 5,000-square-feet lower level of office space, and this one is priced at $395,000.” Ball said the buildings share a large parking lot that can be utilized for storage marketing and truck maneuvering.
