Phase II of Award-Winning Detroit Community Complete
The Douglas Company has finished construction on the second phase of Emerald Springs.
Detroit, MI, February 06, 2014 --(PR.com)-- The Douglas Company, a general contracting firm headquartered in Holland, Ohio, has finished the second phase of construction on the Emerald Springs affordable housing community in Detroit, Michigan. This project brought 48 additional townhomes and a community playground to the existing development.
This second phase of construction totaled over 57,000 square feet at a contract value of nearly $7.2 million. Phase I of the Emerald Springs community was also constructed by The Douglas Company and upon completion in June 2012 was named overall winner of Affordable Housing Finance Magazine’s 8th Annual Readers’ Choice awards. In addition to being selected as the top general development, Emerald Springs was also voted Best Family Project for 2012.
Though the project took only 9 months to complete, it did not come without challenges. Amidst a city in distress of bankruptcy and cutbacks, it was exceedingly difficult to schedule inspections. In order to keep the project moving, The Douglas Company held weekly meetings and scheduled inspections 2-3 weeks in advance. This required buy-in and commitment from subcontractors to make these dates. The result of this quality planning and attention to detail is an expanded community that will fulfill the need for more affordable housing in the Motor City.
The Emerald Springs II project is owned by Unified Property Group and was completed just before the New Year. Architectural design was provided by Economides Architects, LLC. Jim DuRussel, Senior Production Manager, Economides Architects said the following, “let me say that this project is by far the best project I’ve ever been associated with when it comes to quality of construction, meeting / exceeding deadlines and the punching process. I’ve never punched out a project that has been this complete and ready to move in. I’d also like to say that issues that were found at the beginning of the punch process were not a continued problem. The Douglas Company resolved the issues and we did not see them over and over again which accelerated the punching process as the project when on.”
