Trend Towards Auction Property Growing Exponentially in Midwest


Auctions allow sellers to maximize exposure and turn assets into cash quicker.

St. Louis, MO, April 07, 2017 --(PR.com)-- According to St. Louis-based Trophy Properties and Auction (www.TrophyPA.com), sellers have a choice about how they want to sell their property. While most automatically consider listing homes or properties traditionally, using the MLS, there is another option available for those who may want to sell on their terms and conditions and much quicker.

Why do many choose the auction method?

· No caps. With auctions sellers receive market value. List price can leave money on the table if you don’t do diligence correctly.

· Faster timelines. Because there’s a deadline, auctions create a sense of buyer urgency. Start to finish typically takes 60 days.

· Cash deals. At an auction, the real estate is sold as is/where is with no financing contingencies. Upon acceptance of the contract the buyers put 10% of the purchase price in escrow which is nonrefundable. This makes auctions more binding than a traditional real estate contract, one that could be easier to back out of. That alone makes it very attractive to a seller.

· Multiple options. When you’re selling your property at auction, you can sell your land in one or in multiple tracts. There are also two different auction types: absolute auction where the asset sells regardless of price, and reserve auction where the seller can set the minimum amount they will accept. Both types of auctions can be offered Live or Internet Only. You are able to decide which fits your situation best.
