World Agro Marketing Finds Second Location in New Jersey

Mona Wachtel, Managing Director of GMAC Real Estate IPG recently facilitated a sub-lease transaction between LSG Sky Chefs, a worldwide in-flight catering service, and World Agro Marketing. The East Rutherford food warehouse space, 16,000 sq. ft., consists of refrigerator and freezer capacity, 14 loading docks, and a large parking yard. Wachtel comments on the difficulties of finding proper food storage opportunities.

East Rutherford, NJ, February 08, 2008 --(PR.com)-- LSG Sky Chefs, a food service caterer located in Texas that prepares in-flight meals for the airline industry, hired GMAC Real Estate to sub-lease approximately 70,000 square feet of warehouse space with 16,000 square feet remaining. The space was recently sub-leased to World Agro Marketing (WAM). WAM is a food and vegetable importer, and distributes their products to supermarkets throughout the Northeast. The company’s first location is in Brooklyn, NY.

The building was formerly leased to Orvel Kent, a salad and pudding manufacturer. Wachtel, Managing Director at GMAC who specializes in the food and energy markets, worked on the sub-lease.

The space was ideal for WAM since it has freezer and refrigerator capacity, a difficult quality to find in today’s storage market. It also included over 14 loading docks and a large parking yard. “We are pleased to have World Agro Marketing as tenants,” states Wachtel, “and look forward to their continued success.”

“One of the most interesting things about the deal,” says Wachtel, “was the blueprints which gave names like ‘salad’ and ‘pudding room’ to certain areas of the warehouse. I got a kick out of one room named ‘freezer blast.’” The names reflect the use of the space when Orvel Kent leased the premise.

Wachtel’s previous work in specialty warehouses has helped her developed a keen eye for what clients need. “I not only work on refrigerated warehouses but I also work with clients that have fast-food space requirements,” says Wachtel, “Most commercial brokers will stick to retail or warehouse space but I assist the food industry with all their space needs.” Ms. Wachtel specializes as a commercial real estate broker in the New York metro area concentrating on the food industry. Her deals have ranges from refrigerated warehouses to fast food eateries.

George Donohue, president of GMAC Real Estate, states that “the success of this transaction is a result of Mona Wachtel’s perseverance. Once she has an assignment, no matter how difficult, she never gives up.” Regarding the transaction, Donohue adds, “part of the difficulty was the properties initial use was for one user,” Wachtel says the problem was resolved by “coming up with an appropriate sub-division of the space to maximize the efficiency of the space.”

Mark Edie of Coldwell Commercial represented WAM in this transaction.
