Video Shops Improve Lease Up Performance for Alliance Residential Company

Business Observations’ Sales Performance Evaluations Increase Overall Leasing Team Performance by 20%

Phoenix, AZ, December 10, 2014 --(PR.com)-- Business Observations, a national leader of video shops and performance evaluations for the multifamily industry, releases Q3 2014 data. The results show that Alliance had higher scores and performed better than all of the other companies included in the Above The Rest benchmark. Above The Rest is the Business Observations standard of excellence comprised of 10 standardized questions on every shop answered by trained industry professionals. Benchmark performance ranking was determined by utilizing a lease up performance study and Above the Rest scores. The use of mystery video shops improved overall onsite leasing team performance and the invitation to lease scores increased by nearly 20% during the study.

As part of a recent six-month study with Alliance Residential Company’s performance department, Business Observations evaluated select lease up properties. Using their proprietary mystery shop strategy and state-of-the-art hidden camera video and audio technologies, specialty trained shoppers toured lease up communities. Customized evaluation reports were then released to Senior Vice President of Performance for Alliance Residential Company, Tina Mortera, for data analysis and subsequent training program development.

The three-part study program included the following:
1. The initial shop and assessment by Business Observations.
2. A focused sales training developed and implemented by the Alliance Performance Department, utilizing specialized lease up training and a sales contest with data and shop scores provided by Business Observations.
3. Follow up mystery shop assessment and comparative analysis by Business Observations.

“After 40 percent of the video shops were completed, we were able to analyze the data and shop scores which caused awareness of areas that needed improvement. We then focused our coaching and training efforts in those areas which led to significantly improved results,” said Mortera.

Kris Wegener, of Business Observations, Above the Rest is published quarterly. It is their “Standard of Excellence” and is determined by 10 standard questions on every video shop that are answered by our trained auditors, not the shoppers. “Our goal is to drive revenue growth by increasing performance scores to our client partners through objective and advanced video mystery shopping strategies. In today’s competitive marketplace, insuring that your sales teams are professional, engaging and highly trained is critical to your measure of success.”

As a result, Business Observations has extended their service strategy to include niche market studies such as the lease up performance.
