Twinrose Development Debuts Two New Distribution Center Facilities at Dallas / Fort Worth Airport in Texas

Bob Moore Construction has completed the Twinrose Regent I and II distribution centers project at Dallas / Fort Worth (DFW) International Airport in Texas, on behalf of Twinrose Development of Dallas, Texas. Twinrose Regent I is a 256,000 SF cross-dock warehouse that is divisible to 40,000 SF, with 56 dock doors, 30’ clear height and 267 parking spaces. Twinrose Regent II is 60,000 SF. Each building is constructed with tilt-up concrete construction and finished with large corner feature entries.

Arlington, TX, May 15, 2009 --(PR.com)-- Bob Moore Construction has completed the Twinrose Regent I and II distribution centers project at the north end of Dallas / Fort Worth (DFW) International Airport in Irving, Texas, on behalf of Twinrose Development of Dallas, Texas.

The Twinrose Regent I and II complex is located in the International Commerce Park at DFW Airport. The two-building project is the first industrial ground-up development for Twinrose Development, and the first project at DFW Airport to be built by a woman-owned development company.

“We originally identified this site as a possible location for a build-to-suit for a brokerage client,” said Rebecca Tudor, Principal of Twinrose Development. “While the client decided to lease existing instead of undergoing construction, we decided it was an excellent speculative site. The location has a tremendous advantage with proximity to the airport, central location within the metro area and its visibility along SH 121 and I-635. Because it is part of International Commerce Park and DFW Airport it qualifies for Foreign Trade Zone treatment. In addition, the county, cities, and ISDs offer incentive programs equivalent to Triple Freeport Exemption.”

Twinrose Regent I is a 256,000 SF cross-dock warehouse that is divisible to 40,000 SF, with 56 dock doors, 30’ clear height and 267 parking spaces. An additional trailer storage area behind Twinrose Regent I provides parking for 27 more trailers. Twinrose Regent II is a 60,000 SF building, and while it was begun as a speculative project, it has since been leased to a single tenant.

Each building is constructed with tilt-up concrete construction and finished with large corner feature entries that face Regent Blvd. The entries have extensive expanses of two-story glass to accommodate office or reception spaces, and the tiltwall panels feature a sandblasted natural stone finish. They include 50' x 50' column spacing, a 140' truck court and ESFR. A retaining wall and detention ponds span the back of the property.

“We think the two buildings are Class A facilities,” said Ms. Tudor. “They have higher level design features that are mandatory in the park and the construction quality was excellent. We’ve received nothing but positive feedback; we’re pleased and proud of how they turned out.
