FlexiDry Fast Drying Floor Screed Installation Completed at The Lancasters

In February the final apartment was screeded with FlexiDry fast drying floor screed at The Lancasters, a development of 77 luxury apartments with stunning views over London's Hyde Park.

High Wycombe, United Kingdom, March 11, 2011 --(PR.com)-- Over 16,000 sq metres of FlexiDry F1 – 7 day dry screed - has been installed over the last 14 months in the apartments constructed behind the listed facade of the former Lancaster Gate Thistle Hotel. It's full circle for the buildings, originally built as 15 houses before their subsequent conversion to a hotel.

The French Renaissance-style terrace, on the north side of Hyde Park, has 270 windows facing the park. The architects spent more than a year underpinning the original facade – which, at 124m, is the longest in Europe – with 500 tonnes of steel supports.

Behind the historic exterior lie thoroughly modern interiors, complete with the latest underfloor heating systems, include original cornices which had been excavated from the site and used to decorate pillars, and feature fire places in all reception rooms. Final floor finishes in the apartments include walnut timber flooring in the reception areas and master bedrooms; marble tiles with contrasting inserts in the entrance halls; and grey stone porcelain tiles in the kitchen/utility areas.

The residencies range from a one bedroom studio apartments of the ground floor of approximately 640 sq ft to the four bedroom duplex penthouses which are located on the 4th and 5th floors which offer 3,800 sq ft of accommodation and exceptional southerly views over Hyde Park and across the London skyline.

The Lancasters features a Cote d'Azur style garden; a fully-equipped gymnasium available to all residents with a luxurious spa, 15m x 4m swimming pool, steam room and treatment room; and basement parking via the grand carriageway entrance.

FlexiDry fast drying floor screed was chosen for the project due to its ability to be laid at thinner depths, saving material costs, and its reliable dry times which are not dependant on a controlled temperature of 20 Deg C & 50% RH, removing the need for expensive liquid DPM’s.

Unlike some other fast drying floor screeds, FlexiDry screeds do not require curing under polythene for seven days immediately after they have been installed. Not only does this reduce the total drying time of the floor by a week, it removes the associated H&S risks giving rise to trips and falls. This also means a second visit to site to clear the polythene from the area is not necessary saving costs and the environmental impact of the disposal of the polythene.

The benefits of using FlexiDry fast dry screed means the screed installation can be scheduled a later time in the building programme which allows heavy MEWP access etc. to be completed beforehand. This reduces the potential for damage caused by such heavy traffic on site and minimises the requirement for protecting the screed saving further costs and also reducing the risks of remedial action.
