Raising Private Capital for the Little Guy

Raising Capital Does Not Have to be for Just the Big Guy’s Anymore According Alan Cowgill

Charlotte, NC, May 18, 2007 --(PR.com)-- Get Real, the Real Estate Investing Show for the Rest of Us spoke with Alan Cowgill, real estate investor and educator about funding real estate investing deals with private money. With the collapse of the sub-prime market it has become increasingly difficult for people on the fringes to get mortgage loans. Real estate investors often qualify as being on the fringe according to many large mortgage lenders.

Cowgill spoke with hosts Judson and Lynn Voss for over an hour about how to raise funds from private individuals. He shared many advantages of private lending versus institutional lending. They included less paperwork, the ability to fund more loans at once, at often the ability to not make payments until the investment property is sold.

During the episode Alan discussed the pitfalls some investors fall into regarding advertising for private money lenders and how to stay compliant with the SEC. At a time when money is harder to come by Cowgill provided very down to earth ways to have friends, family and other acquaintances invest in real estate with excellent returns of up to 10-12% while helping the small investor build their business.
