Phoenix Area Gets New Master Planned Community - the First in Years

A scenic new master planned community is opening in the greater Phoenix area. The first new home community to open in a number of years, Lone Moutain is a joint venture between Lennar and Pulte Homes. Lennar will open its neighborhood on February 6. Homes back up to natural open area open space in this beautiful desert community.

Phoenix, AZ, January 28, 2010 --(PR.com)-- The first new master planned community to open in the Phoenix metro area in several years is just days a way. Lone Mountain, located in the northeast valley, is ready to debut on February 6th with the unveiling of the Lennar neighborhood called Estates at Lone Mountain. “Lennar has great confidence in the Arizona market. We believe Phoenix is ready for a new community - one with a great location, a beautiful master plan, tremendous views, and well-built homes” said Alan Jones, Lennar Arizona Division President.

Staged the day before the Super Bowl, the Lone Mountain Grand Opening will feature football team-themed foot with Cajun specialties representing New Orleans and barbecue, representing Indianapolis. A DJ will be entertaining the crowds, along with the Cactus Shadow High School Band. These special festivities are from 11 a.m. to 2 p.m. on February 6 at the Lennar Model Home Park.

Located at 60th Street and Lone Mountain Roads in Cave Creek, Lone Mountain is a 600-acre community planned for 800 homes. A joint venture between Lennar and Pulte Homes, Lone Mountain offers sweeping vistas of the high Sonoran desert and mountains, as well as city lights. It has been called one of the most scenic new communities to be built in the Valley in the last decade. Anticipated amenities include trails, parks with playfields, playgrounds, desert gardens, a ramada, and basketball courts. An estimated 300 acres in the community will remain native desert open space.

Lennar is unveiling three model homes in the community, and all homesites back up to natural area open space. The Lennar homes are all on cul-de-sacs with some homesites as large as a half acre. The San Gregorio (plan 6013) is a single story, 2,878 square feet home with three bedrooms, three bathrooms, plus flex room. The San Pedro (plan 6014) is a single story, 3,010 square feet home with four bedrooms, three baths, plus a den. The LaJolla (plan 5021) is a two story, 3,811 square foot home with four bedrooms, two and a half baths, and a den. All three home plans come with three-bay garages. Pricing begins in the mid-$400’s. The model home complex, open from 10 a.m. to 5 p.m., is located at 5910 E. White Pine Drive in Cave Creek. Take Lone Mountain Road to 60th Street and turn north into the community.

All homes come with a thoughtful array of standard features such as GE stainless kitchen appliances, granite countertops and Maple cabinets in the kitchen, 75-gallon water heater, digital thermostat, R-30 ceiling insulation, and Moen brushed nickel fixtures in the baths. Buyers may also select upgraded packages including luxury baths and super gourmet kitchens, among others.

The February opening is perfect timing for those buyers who can take advantage of the federal tax credit extension. A first time home buyer may be eligible to receive up to $8,000 credit if they enter into a purchase contract by April 30th and close on the home by June 30. The law describes a first time buyer as one who has not owned a primary residence during the three years up to the date of purchase. A recent change in the law also allows offers “longtime residents” up to $6,500 in tax credits. To qualify this way, a buyer must have owned and used the same home as a principal or primary residence for at least five consecutive years of the eight-year period ending on the date of purchase of a new home as a primary residence. “Lennar always keeps an inventory of homes in various stages of construction to accommodate various move-in schedules, a real advantage with the credit deadline,” said Jones.
