Marquette Managment Launches Community Life Program

Marquette blends technology and good old fashioned values in program that is a win-win for business and customers.

The new Community Life Program is Marquette’s latest innovation. It is executed in partnership with the Institute for Community (IFC) a not for profit organization with the mission of creating genuine community. Marquette and the IFC have partnered in creating systems for building community. This new program, which is a blend of science, technology and good old fashioned values works because it is relevant to today’s apartment renter. The process and positive results are compelling and worth sharing.

“The rest of the Marquette properties are clamoring to be next,” says Mary Herrold, Business Developer for Marquette. The program has more depth than a typical social program or welcome wagon. Trained Community Life Architects (CLAs) live in each participating apartment community, and facilitate the program. The CLA’s have significant training, specific objectives, and adhere to a systematic approach. One element of the program is a personal visit form the CLA soon after move in. During this visit, the resident is interviewed to find out their personal interests and needs. The CLA then researches where that resident can find what they want in the area, and personally introduces the resident with the resources, services and groups in the area. The program is not limited to Marquette residents. People from surrounding neighborhoods, businesses and groups are included. Another key element is the use of technology which allows people to stay connected at their own pace. The community life websites are set up and maintained by the CLA. www.communitylife.info Groups and activities are collected and placed on each community's private intranet space. Residents can request contribution access, as well as create and manage their own postings. Discussion groups, a community activity calendar, and photo capability give residents the ability to connect with others with common interests. The result is that residents create their own lifestyle experience based on their personal tastes and interests.

“This program speaks to many levels of needs and wants. The interactive nature that allows people to design their own lifestyle is rewarding for our renters. The ability to provide a sense of belonging for people is fulfilling for us.” says Herrold. “True, we have beautifully maintained communities in great locations. However, there is more to life than bricks and mortar.”

One of the challenges with the program is being able to quantify the benefits. “It’s difficult to show people how their life will be enhanced by this program. Feelings can’t be quantified. However, once people get connected they end up happier than before,” adds Herrold. “One resident could easily purchase a home, but would not think of leaving a Marquette community because of their experience.”

There are some quantifiable results. Resident retention is consistently much higher than industry averages. Highpoint Community was the first to start the program and is the test site for the IFC’s work. Resident Retention at Highpoint has remained over 70%. The industry average is 50%. Occupancies in the surrounding area are in the mid to high 80’s, and Highpoint has remained highly occupied in the mid to high 90’s.

“Everybody wins with this program,” adds Herrold. “We get to make a difference, our businesses thrive, and the residents are truly happy. Additionally, our property staffs are fulfilled, and consequently stay with us longer. When we do have availability, resident referrals are our number one source of new residents.”
